Kootenay real estate sales drop 26% in October

Residential real estate sales plummeted in the Kootenay-Boundary last month compared to a year earlier.

According to the Association of Interior Realtors, 222 sales were recorded in October, which was a 26 per cent decrease compared to the same month of 2025. It was also down from September, when 253 units were sold.

The 359 new listings recorded in the region in October represented a 0.8 per cent decrease year-over-year and also down from the previous month’s 418 new listings. Overall active listings increased 4.9 per cent compared to October 2025, with 1,680 recorded listings. That was below September’s 1,823 overall inventory.

The association’s president, Ryan Mayne, said the downturn was bound to happen.

“After a few exceptionally strong years in the Kootenay-Boundary, it’s not surprising to see the market ease off the pace a little,” he said. “Market fluctuations are a natural part of the real estate cycle, and some easing in activity is to be expected. Looking beyond the month-to-month fluctuations, the region’s overall performance remains encouraging and continues to point toward another solid year.”

The benchmark price, which realtors say is a better representation of value compared to the average or median price because it represents a dwelling of “typical attributes,” saw a 1.3 per cent increase in the Kootenays in the single-family housing category compared to the same month the previous year, coming in at $625,600.

Townhomes saw a 4.1 per cent decrease in benchmark pricing, coming in at $509,000. Condos saw a benchmark price increase of 6.6 per cent in year-over-year comparison, coming in at $351,500.
