Kootenay-Boundary real estate sales drop in May

The number of homes sold in the Kootenay-Boundary dropped last month compared to both the previous month and the same time the previous year.

According to the Association of Interior Realtors, 267 homes changed hands last month, a 13.6 per cent decrease compared to May 2025 and down from 283 units sold in April.

There were 611 new listings recorded across the region in May, a 2.3 per cent increase compared to the same month the previous year and up from April’s 552 new listings. Overall active listings in the region saw a 2.4 per cent increase compared to May 2025 with 1,773 recorded listings.

“The Kootenay and Boundary market continued to demonstrate stability, with activity levels closely mirroring those seen a year ago,” association president Ryan Mayne said in a news release. “The gradual increase in listings is a welcome sign, particularly in a region where inventory has often struggled to keep pace with demand.”

The benchmark price, which realtors say is a better representation of value compared to the average or median price because it represents a dwelling of “typical attributes,” saw a 4.4 per cent increase in the Kootenay region in the single-family housing category compared to the same month the previous year, coming in at $615,700.

The townhouse category saw a 0.2 per cent increase in benchmark pricing, coming in at $496,700. In the condominium housing category, benchmark price saw an increase of 1.7 per cent in year-over-year comparison, coming in at $331,900.
