Fernie zoning change given three readings

Fernie city council has given three readings for a zoning amendment that will allow more residential housing.

The owner of an undeveloped lot located in the Riverside Neighbourhood is requesting a change from R3 zoning to RSS.

Planning manager Derek Cimolini says this would increase the density on that parcel.

“This would allow the developer to develop a wider range of residential dwelling units on the property. The proposal right now is to put 17 single-family, cottage-style homes on the lot,” he said.

“There would also be the opportunity for secondary dwelling units, suites and things like that as well.”

He says it’s always a positive when they can turn underutilized land into something.

“It will get this lot that’s been vacant for a long time potentially developed so that’s obviously some new housing units in Fernie that we haven’t seen,” he added.

Since the development is in line with Fernies official community plan the zoning amendment won’t need to go to a public hearing and can be approved at the next council meeting.

After approval, the developer will still need to secure a hazard lands development permit, other development permits and a building permit before construction can begin.
