Cranbrook council considering amendment to increase downtown density

Cranbrook city council has given third reading to a proposal that would increase the maximum density and location of dwelling units in the downtown.

The application would increase the permitted density from 80 units per hectare to 180 units per hectare.

If approved it would apply to the entire C-1 zone but would facilitate the redevelopment of 32 11th Avenue South and bring in 20 new residential units.

“It’s a perfect building to repurpose,” said Mayor Wayne Price.

“As a commercial occupancy, it’s struggled in the past, but this certainly fits council’s vision. Density in our downtown core will certainly add to our vibrancy.”

A public hearing will not be held due to recent changes in the Local Government Act.

The area is within 800 metres of a highway, so the Ministry of Transportation will need to sign off before the city can approve the amendments.
