The City of Cranbrook has sent the province a letter asking for funding and support for a highway 95A planning study.
A significant portion of Cranbrook’s developable land for housing is in the Shadow Mountain area near the highway.
“This is a strategic move for longer-term planning,” said Mayor Wayne Price.
“We have a housing report that states we need 1,400 doors in the next number of years and if you look at the vacant land that’s available in Cranbrook for housing, a lot of it is between the city and Shadow Mountain.”
City staff said multiple developments in the area pose a complex challenge, with growth and development hampered by the uncertainty and significant costs of highway improvements.
“Anytime you have a development within 800 metres of a highway you need Ministry of Transportation approval before you can start developing,” Price added.
The planning study would allow the entire area to be reviewed and a long-term improvement plan could be put in place.
City staff said this would be much more efficient and cost-effective compared to each development completing a standalone traffic impact assessment.
